Brian Naumick's work often starts before a project has been formally defined. Across innovation ecosystems, higher education, and mission-driven institutions, his focus remains consistent: start with the mission, explore what's possible, and create an experience that's as valuable as the outcome. He describes what he does as pathfinding, getting out ahead of complexity and clearing the way so the client can move forward with confidence.


That approach shaped every aspect of Fuse at Mason Square, a 345,000 square foot innovation hub at George Mason University that has redefined how universities, industry, and entrepreneurs can work together under one roof. What follows is a closer look at how Brian's principles played out on this project.



Relationships First

What set Edgemoor apart on this project wasn't a better proposal. It was a deeper understanding of both sides of the equation. Brian had spent years building relationships across the innovation development ecosystem, learning what drives research institutions, what motivates companies to co-locate near universities, and how those two worlds can be brought together in ways that serve both. That dual fluency, understanding what the university needed and what industry would actually respond to, is what allowed the team to design a building and a strategy that neither side could have arrived at on their own.



Mission Before Momentum

George Mason had committed $90 million of its own funding alongside $90 million from the Commonwealth of Virginia to create a facility that would attract world-class faculty, support cutting-edge research, and serve as a magnet for industry partnerships. The scale of the investment matched the scale of the ambition.


Brian's first instinct was not to start thinking about what kind of building to build. It was to understand the outcomes the university needed to achieve and who would need to be involved in making them happen. What does the research community need? What does industry want from a facility like this? What would make a company choose to locate here instead of anywhere else?


Those questions drove every decision that followed. The building program, the tenant strategy, the design philosophy, and the financial structure were all shaped around the mission first. The real estate came second.



The Art of the Possible

Once the mission was clear, Brian worked with the university to explore the full range of what this project could become. The conventional approach would have been to give the university its space and give industry its space and hope they'd find reasons to interact. Brian and the team spent months studying what actually drives innovation in shared environments, talking to the researchers, the entrepreneurs, and the companies who would eventually use the building. What they kept hearing was the same thing: proximity matters, but only if the environment is designed to turn proximity into real interaction. That insight became the foundation for every design decision that followed.


From the outside, those decisions might sound risky. In reality, they were the product of thousands of hours of listening, studying, and understanding what each group needed in order to thrive. The university's leadership, led by President Gregory Washington, embraced the vision and gave the team the runway to pursue it. Brian describes that as the essential ingredient: a client with both the ambition to try something genuinely new and the confidence in the team's research and preparation to let them do it.



Stay Agnostic

There was no template for what Fuse needed to be. The financing, the delivery model, the tenant strategy, and the operating approach all had to be invented from scratch for this specific project. Brian's approach was to stay completely agnostic, shaping every element around what the project actually needed rather than defaulting to what had been done before on other projects.


Getting a deal like this financed during COVID was something very few teams in the country could have pulled off. It happened because the team refused to be locked into a conventional approach and had the creativity and persistence to find a structure that worked for everyone involved.


The tenant strategy was equally unconventional. Rather than leasing floors to anchor tenants in the traditional sense, Brian positioned Fuse around what he calls the three E's: entrepreneurs, emerging companies, and established companies. Getting that mix right was central to every leasing and design decision on the project.



Build a Better Experience

Brian's conviction that the development process should be as valuable as the outcome showed up in how the Fuse project was managed from start to finish. Despite the complexity of the transaction, the site challenges, and the market headwinds, the team maintained a collaborative, solutions-oriented approach with the university throughout.


That same attention to experience extends to what's happening inside the building today. Fuse was designed so that every tenant, regardless of size, benefits from an environment that makes them more productive. The commercial tenants pay market-rate rents for less square footage than they'd typically lease, but they gain access to 100,000 square feet of shared spaces, specialty labs, and a curated community that a conventional office building could never offer. The net cost to the tenant is often lower, and the value is exponentially higher.


And then there's how Brian and his team actually manage the building operations. In a typical office building, the management team knows the tenant's company name and not much else. At Fuse, Brian's team knows the employees by name, understands what they're working on, and actively looks for ways to connect them with the right people and resources in the building to help them succeed. That hands-on, people-first approach to operations is as much a part of what makes Fuse work as the design itself.



Built for What Happens Inside

Fuse opened its doors with students arriving for the Fall 2025 semester, and the building immediately became the centerpiece of George Mason's innovation strategy. Every school and college at the university now has a presence at Mason Square. Researchers in robotics, cybersecurity, artificial intelligence, and data visualization work alongside industry partners in a building that was purpose-built to foster the kind of collaboration that drives real breakthroughs.


But for Brian, the most meaningful measure of success is what's happening on the ground every day—cultivating the community, facilitating the programming, and finding ways to connect people and organizations that didn't know they needed to know each other. Fuse isn't a finished product. It's a living, evolving environment that will continue to be shaped by the people inside it for years to come.


University President Gregory Washington captured the vision at the building's grand opening celebration: "Igniting a fuse signifies the moment where possibility transforms into inevitability. What we have done today is strike that initial flame."


For Brian and the team, delivery was never the destination, it was the starting point.
